FIRST SCHEDULE
SPECIFICATIONS OF BUILDING

FOUNDATION
Generally reinforced concrete pile foundation.

STRUCTURE
Generally reinforced concrete structure.

ROOF
Reinforced concrete/metal jacked roof with insulation and waterproofing system where appropriate.

INTERNAL WALL
Generally precast panel/block wall with skim coat and paint.
Glazed wall tiles to toilets to height 2400mm and emulsion paint on skim coat about 2400mm height.
Stone to 1st storey main lift lobby and homogeneous tile to 2nd to 4th storey main lift lobbies.

EXTERNAL WALL
Full height glazing where appropriate.
Precast concrete panel/block wall where appropriate.
Block walls with weather shield paint on skim coat/plastered surface.

FLOOR LOADING
Duplex units: 10 kN/m2
Basement carpark: 5 kN/m2
Driveway: 10 kN/m2
Ramp: 10 kN/m2
Rooftop carpark: 5 kN/m2
1st to 4th storey (production): 10 kN/m2
1st to 4th storey (ancillary): 3 kN/m2

FLOOR TO FLOOR HEIGHT
Duplex basement: 6.0m
1st to 4th storey: 6.0m

WINDOWS
Aluminium-framed glazing curtain wall and window system with glazing.

DOORS
Approved timber door with quality lockset to main entrance of units.
Timber door with lockset to toilets.
Motorized metal roller shutter to unit frontage.
Glazing at1st storey units where applicable.

CEILINGS
Units: Generally skim coat only.
Toilets: Suspended ceiling.
Common areas: Emulsion paint on skim coat/plaster.

FLOOR FINISHES
Generally power float concrete floor to all areas except 1st storey passenger lift lobby, corridors and toilets with suspended ceiling.

ELECTRICAL SUPPLY
Duplex units: 100 A 3 Phase isolator
All other units: 60 A 3 Phase isolator
(Note: Purchaser to apply for electrical meter)

FIRE PROTECTION
Sprinkler and fire alarm system in compliance with statutory requirements.
Dry risers and hose reel systems in common areas; Fire extinguishers, emergency lighting, exit signs and fire hydrants are provided in compliance with FSSD fire code.

AIR CONDITIONING/MECHANICAL
Provision of air conditioning to 1st storey passenger lift lobby only.
Mechanical ventilation in compliance to authority requirements for designated areas.

Engineered smoke system are provided for the following:-
1. Basement factory and driveway by means of mechanical ventilation.
2. Level 1 to level 4 factory, driveway and ramps by means of natural or mechanical ventilation.

LIFTS
2 Goods lifts and 2 Fire lifts.

PLUMBING AND SANITARY
28mm diameter tap off point provided at water meter compartment.
(Note: Purchaser to apply for water meter)
Soil waste pipe, branch vent pipe and floor trap provided at designated locations.

TELECOMMUNICATION
1 number of 10 pairs of black terminal provided at designated locations above false ceiling.

LIGHTNING PROTECTION
Lightning protection is provided to comply with latest code of practice.

PA SYSTEM
1 number of basic speaker is provided at false ceiling for emergency use.

LOADING BAYS
Basement: 10 loading bays
1st Storey: 11 loading bays
2nd Storey: 25 loading bays
3rd Storey: 25 loading bays
4th Storey: 24 loading bays
